Residential Construction | Sheffield




The Project

Pacy and Wheatley Residential Construction project involved a two phase construction of 45 individual apartments of 4 and 5 storey construction, including the provision of basement car parking, suspended external courtyards and green roof areas. The scheme is generally constructed of in-situ waterproof concrete retaining walls, steel frame, load bearing masonry,
curtain walling, precast concrete floors with a timber framed 4th floor, complemented by floating balconies to each floor and elevation.

The Challenge

Removal and replacement of existing highway retaining wall , sectional reconstruction of reinforced cast in-situ waterproof concrete.
Site logistics and constraints were extreme with tower cranes and goods hoists being the only option,
To achieve “code for sustainable homes level 3” for each phase
To achieve compliance under Considerate Contractors scheme
To regain four weeks lost time due to severe winter of 2010 / 2011
To complete to programme or improve upon
To achieve early completion and maximise client revenue

The Solution

Careful selection of sub contractors to ensure the highest standards were achieved.
Regular design team meetings to ensure client’s objectives were satisfied and maximise value engineering process.
Timber frame construction to 4th floor for speed and ease of erection.
Use of exhaust air heat pumps to each apartment.
Arranged frequent site visits for Sheffield University BSc.
Construction Management students to allow them to use the project for live case study.
Close monitoring and management of carbon foot print of the site against targets.
Phasing of the project to ease pressure from site constraints.

Project completed 8 weeks ahead of program, despite 4 weeks lost to severe winter weather
98% waste removed from site was recovered for recycling
Health & Safety: zero reportable accidents on site
Achieving the client’s budget
Pre completion sound insulation testing achieved a highest core of 56db
A score of 32 achieved under “Considerate Contractors” scheme
Code 3 sustainable homes achieved for each phase
Exceptional air test result of 3.71 achieved
Site carbon foot print targets achieved and improved upon
