Old Waste Land Gets Major Face | New Super AB1 Care Facility Opens On Time




The Project

Pacy and Wheatley Healthcare Design and Build Construction at the Summerfield drive project was to create a 14 bed ABI care facility with ensuites and small kitchens to eachapartment. A separate dayroom, kitchen diner and sensory activity rooms. Set on a corner plot, the centre has a central welcome area, feature staircase and two wings to either side with large gardens. Full landscaping and patio to the rear and car parking areas to the front set in a depressed suburb of leeds.
The building included a day care facility which more able people could attend for coffee mornings to assist in community integration.
Pacy & Wheatley were commissioned for the project which at the time was Paragon’s largest development.
Project consisted of timber frame construction clad with both brick and render and art stone features set within the works.
Programme set by the client 32 weeks.

The Challenge
Move quickly on design drawings to allow immediate start on site.
The build was set on a constrained corner plot adjacent to a school entrance and shopping facility.
Maintain zero reportable accidents.
Ensure all neighbouring businesses,schools and residents are aware of the project commencing and the dangers of construction sites.
Build relationships with an apprehensive neighbourhood.
Bring in first class product to timescale and budget.

The Solution
Design team meetings were held twice weekly with each element prior to start to allow construction to commence; this was acheived in 2 weeks.
Due to the location of the site with adjacent school, shops and residents, communication with all parties was vital. This was achieved with letters and personal visits advising neighbours of the nature of the project and possible noise and dangers.
Traffic management documents were compiled and issued to supply chain and site management weekly. Team organisational meetings arranged deliveries out of busy school times and helped reduce interface with the public.
Storage space being at a premium, good supply chain management was imperative. Site management assisted with a JIT approach and sensible storage of materials at point of use.
H&S management allowed us to acheive zero reportable accidents.
The project was phased to combat the short programme allowing timely contiuation of trades.
As the project moved out of the ground an extra site manager was introduced to assist and ensure quality procedures were being employed in line with our ISO9001 standard.
Cost planning and regular financial statements were issued to the client ensuring forcasts for the final account were in line with budget and fully understood.

Produced a first class product which secured further projects from this valuable client.
Zero reportable accidents.
Air test result 5.8.
Revitalised an urban waste land into new development offering jobs and environmental satisfaction to local residents.
