Keepmoat Stadium | home of Doncaster Rovers, Fitness Suite Opens

The Project
Doncaster Council awarded Pacy & Wheatley Leisure Construction the contract to fit out the new fitness suite of the newly developed Keepmoat Stadium in Doncaster, home of Doncaster Rovers.

The project consisted of ground floor reception area and stairway leading to a large open space on the first floor which required transforming into a fully operational membership fitness club.

Within the facility a further large reception area was constructed with Starbucks Coffee shop, tanning and physio facilities. Additionally changing areas, sauna, steam room, offices, gym area and studio training room were completed with full lighting, air conditioning, video display and PA system.

Working with Drivers Jonas project management team and employing the main stadium architect ACP, a good relationship was formed which resulted in a first product.


The Challenge
Completing the works within a very short programme period of thirteen weeks.
Co-ordination of the design and materials to be utilsed to ensure a first class product was delivered.
Acheive Zero reportable accidents.

The Solution
Pacy & Wheatley carefully selected Doncaster based sub contractors to enter the team. On going team discussions proved invaluable as the specification was lifted substantially without additional costs to the client. Further meetings held with all concerned to discuss and brainstorm ideas, produced a first class design.

The project was carefully programmed with good site management in place. With regular team and meetings taking place ensured on time completion and to budget.

Cost forcasting providing information regularly to ensure informed decisions by Client.

Timed deliveries following liason with the stadium management company assured safe access to the 
operation.

Fire Brigade & Police Work Together as Old Town Hall demolished!

The Project
A temporary fire station, by Pacy and Wheatley Commercial Construction, was initially provided by converting sheds owned by the town hall whilst the existing station was demolished. The new joint police and fire station was traditionally constructed on precast concrete driven piled foundations, with traditional cavity wall construction. New high security cells were provided within the scheme. Facilities included an upgrade of the formerly un-adopted access road serving the small community of Wycar and the new joint station and allowed access to Bedale Manor.

The Challenge
Working on a limited and constrained site whilst maintaining and protecting access to the residents of Wycar for site construction traffic.

Working alongside a team of archaeologists whilst carrying out the groundworks and piling.

Overcoming and maintaining the existing and vital live fire hydrant located in the middle of the building footprint until new water holding tanks could be installed.

Achieving a tight program to high specification and specialist installations.

The Solution
Programme and in depth planning were critical to ensure that fire station facilities were accessible and operational throughout the project.
Monthly progress letters were issued to local residents informing them of progress and any possible future disruptions.
Fortnightly site meetings with representatives from the police and fire authorities ensured that both clients expectations were fukfilled on completion.
Liaison and excellent relationships with the retained fire crews ensured continuity of emergency services.

Project completed within 34 weeks, including temporary facilities.
Near zero defects at handover.
100% local spend, 20% within Bedale assisiting the local economy.
98% waste removed from site was recovered for recycling.
Health & Safety: zero accidents on site.

Care Residents get early Birthday as New Super Residential Facility Opens

The Project
The Pacy and Wheatley Design and Build project consisted of the construction of a new 8 bed timber frame / brick faced care home. Initially the existing private dwelling was demolished with the removal of all existing services. The site was particularly tight on a residential road and in close proximity to neighbours on both sides, meaning a good early relationship was required during the demolition process and throughout the project. External works including new gas, water and electric services, a new car park and sewer connections were successfully carried out with minimal disruption to the residents on the street. The end product being an attractive, landscaped building delivered on time and to budget.

The Challenge
Working in close proximity to the neighbours and managing large deliveries on a small, residential road. The tight site and building size meant good forward planning was required to ensure materials were readily available when required at the rear of the new development. Co-ordination of all new incoming services and statutory connection was critical to achieving the required handover dates and completion.

The Solution
Introductory letters were distributed to all nearby neighbours introducing Pacy & Wheatley Construction; explaining the upcoming demolition and construction works. Good relationships were built from the outset with neighbours advised of works at all critical points. The site setup was carefully planned to ensure that once the building fabric was erected, (making access to the rear extremely difficult); key materials were available to avoid delays. Early co-ordination meetings were held with service providers and relevant contractors. This guaranteed all new incoming services and major ground works such as sewer connections and road crossings were completed on programme and without hindrance.

Key Achievements
A clean, crisp well finished building completed within our clients budget and on programme.
Good relationships built with neighbours helped ease the
clients occupation of the premises. Sustainable offsite timber frame construction methods assisted in delivering the building on time.
The building successfully passed the required air tightness testing.
Clean, crisp lines and a high standard of finish achieved through focused quality control.
