The Project
Pacy and Wheatlley Construction Design and Build project involved construction in load bearing masonry, of a 10 Bed Apartment Block over 3 floors with 2 commercial units on the ground floor. The construction of this development was of traditional form, with deep strip foundations and masonry cavity wall construction. A complex traditional timber roof construction completed the design.The building is serviced a single stairwell and passenger lift.

The Challenge
Early site investigation reveal underground caves over the site area.
De – mobilise site for 3 weeks until revised foundation solution in place – the delay had to be overcome to meet the original completion date.
Progressive underpinning of adjacent property in confined conditions.
Deep drainage works.


The Solution
Daily liaison with the occupiers of neighbouring buildings.
Specialist Deep Drilling and Grouting of the underground cavities.
Regular design team meetings to ensure clients objectives were satisfied and to recover 3 week delay.
Daily project programming to monitor and ensure completion date was achieved.
Heavy civils earthwork support systems used to aid drainage and attenuation installation, and to ensure works carried out in the safest possible way.

Project completed on time and to within clients budget.
3 week delay regained.
health & safety: zero reportable accidents on site.
Our 1st Premier Guarantees project successfully signed off.
Pre completion sound insulation testing achieved a highest score of 52db Air test result of 5.91 achieved.
