The Project

Pacy and Wheatley Educational Construction project was to create a conference and training facility to the first floor of an existing building. The work consisted of the demolition of a part completed scheme, the installation of new stud walls, ceilings, windows and lift to create office space, toilets, kitchen facilities and a room for training and conferences. In addition to internal work a number of remedial works we’re made to the externals improving the aesthetics of the building.

The Challenge

Working on a very constrained site with limited access for deliveries and parking.

Delivering the project with minimum disruption to neighbours, the general public and staff working on the ground floor.

Ensuring segregation of both the general public and staff from construction work.

Dealing with unforeseen structural problems with the building at the design stage.

The Solution

During the project, a number of chimney stacks we’re found to be unsafe and requiring further support. As the client’s budget was extremely tight, first rate communication between Pacy & Wheatley Construction and the structural engineers was required to achieve our goal within budget. To minimise disruption to neighbouring businesses deliveries were arranged at off peak times. This guaranteed efficient progress of the project, whilst ensuring the satisfaction of North Lincolnshire Homes’ neighbours.

To ensure the safety of both North Lincolnshire Home’s staff and the general public, fencing was erected to provide good segregation. Daily communication between Pacy & Wheatley and North Lincolnshire Homes throughout the project guaranteed the safety of all parties during our works.

Interior Refurbishment | Staffordshire

The Project

The Pacy and Wheatley Interior Refurbishment project consisted of the extensive remodelling of a three storey, eight bedroom former private house set at the end of a secluded, cobbled road in landscaped gardens, overlooking the picturesque valley below. Due consideration and close liaison had to be given to the conservation officer, to ensure materials used were in line with the areas requirements. Extensive amounts of asbestos pipe lagging were found from day one which required stripping out and disposal. New works comprised tanking to the basement area to accommodate new meeting rooms. A totally new mechanical, plumbing and electrical installation. New stud wall partitions and ceilings to form two studio rooms with eight further en-suite bedrooms. Some of the building’s existing interior and exterior features were maintained with a full refurbishment programme carried out to the timber sash windows.

The Challenge

Ballington House is located at the end of a private, cobbled road which had to be kept clear at all times for resident access. Furthermore the drive entrances were extremely tight. This made deliveries particularly difficult. Presence of a substantial amount of asbestos meant potential delays to the commencement of the project and delays to the overall programme and project handover. Our client had residents already nominated for the rooms, so a quick project turnaround was essential.

The Solution

Discussion with suppliers and contractors took place at the earliest opportunity to ensure that the smallest possible delivery vehicles were used to minimise disruption to the residents on the access roads.

Pacy & Wheatley Construction worked closely with the asbestos removal contractor to develop a plan and sequence of air locks. This allowed parts of the building to remain safely accessible to continue working, thereby reducing the programme delays by approximately 50%. The premises could now be occupied sooner providing a huge benefit to the client.

Working with our local & national suppliers to ensure that minimum, or no, disruptions were caused to the local residents. Lateral thinking removed potential delays to hand over to our client.

Education Construction | Dearne Valley College | Pacy & Wheatley Construction

The Project

Pacy and Wheatley Educational Refurbishment and Construction project was to perform a complete refurbishment on a building used for joint purposes. The building housed a café with bar facilities alongside a pool room, as well as a small area used for beauty purposes. The brief entailed the transformation of the building into a new hair and beauty training facility, which would also be available for commercial use and hire by those in the beauty industry. The building needed stripping back to the basics, including M&E and the demolition of internal walls so that new areas could be constructed. The building required new toilets and suspended ceilings, as well as separate treatment rooms and the installation of a set of bespoke furniture in line with the theme of the project. A number of old services required adaptation to suit the new function. To finish the project, it required new floor coverings throughout, and a new flat roof was constructed, included specific roof openings to maximize the use of natural light.

The Challenge

The College required the project to be fully completed for the beginning of the new academic year in September, with the work taking place throughout the summer break. This allowed for a period of 6 weeks work, with a programme requiring 10- 12 weeks. During the project, a number of design alterations were implemented adding to the challenge of the project, which included a new water main installation to account for the increased water usage of the building. This would take place over a working and busy car park. Asbestos was also found and dealt with during the strip out phase of the project.

The Solution

The project required a certain level flexibility, with the surrounding area also serving a busy nursery and an on-site fitness suite, both of which were in full use during the 6-week period. The new water main was laid and completed out of working hours to ensure minimal disruption, and the asbestos was inspected and removed successfully and efficiently. The project required excellent site management to ensure safety and efficiency, while adhering to the deadline and time frame set out. Sub contract and supplier orders were placed in good time to ensure the necessary materials were on site without delay, and a level of ‘accelerated working’ was implemented to achieve the design alterations given, during the project. The supply chain proved to be a credit with flexible working hours and maintained full co-operation with the site manager.

Key Achievements

The finished project exceeded the expectations of both the staff at the college, and the students who used it’s facilities.

The project was completed within the timeframe and deadlines set, with no disruption to the surrounding area and businesses.

Healthcare Construction Waltham Abbey, Essex | Pacy Wheatley Construction

The Project
Pacy and Wheatley Healthcare Construction project of a new build care home incorporating state of the art specialist hoisting, sensory and bathing equipment. Construction was of a traditional nature with masonry cavity walls, precast concrete floors and trussed timber roof. The central link was formed with a structural steelwork frame, which also incorporated the passenger lift and associated pit. The interior consists of very high specification fittings in keeping with the Carebase standard and unique approach.

The Challenge
The site was formally Freddie’s public house which had some reputation in the local area. Demolition had taken place sometime before and a reasonably clear and level site was handed to us in November 2010, just ready for one of the harshest winters for some years. The substructure was completed prior to the snow, which then delayed superstructure construction for around 3 weeks. However we managed to mitigate this delay and handed over on time, and within budget.

The construction site access was shared with an adjacent care home. Hence deliveries, day to day activities and most importantly key constructional elements had to be planned well in advance, communicated and agreed to ensure the adjacent home did not suffer any disruption of service at any time.

A large gas supply crossed the site, very close to the building and access for new services and foundation excavations. This would be a consideration throughout the build process.

Adjacent private residential gardens were a consideration to ensure the build experience did not unduly affect their day to day lives.

Providing the exacting standards required from DWA (the Architects) and Carebase (the client) in the time frame given.

The client required a ‘show bedroom’ for potential residents to view prior to completion of the main building.
The Solution
After the heavy winter, weekend working was instigated to bring the construction back to programme and ensure on time completion.

A daily liaison between the site manager and the adjacent home manager built a knowledge and effective working relationship, which in turn promoted the speed of completion.

Service identification on site, both by GPR / utility mapping survey methods, physical excavation and visual confirmation. Good communication to all site operatives by including this specific risk in all induction processes. All services were successful avoided during construction.

Mail drop notification to all surrounding residents of activities and critical dates were carried out prior to starting on site. Contact details were included to promote further dialogue which successfully opened communication with adjacent residents.

A show bedroom was provided some six weeks prior to main completion by focusing all trades on the requirement, and completing sections of work out of sequence. This enabled the client to move their business forward as soon as was practicable.

Design and Build Conisborough

The Project
Pacy and Wheatlley Construction Design and Build project involved construction in load bearing masonry, of a 10 Bed Apartment Block over 3 floors with 2 commercial units on the ground floor. The construction of this development was of traditional form, with deep strip foundations and masonry cavity wall construction. A complex traditional timber roof construction completed the design.The building is serviced a single stairwell and passenger lift.

The Challenge
Early site investigation reveal underground caves over the site area.
De – mobilise site for 3 weeks until revised foundation solution in place – the delay had to be overcome to meet the original completion date.
Progressive underpinning of adjacent property in confined conditions.
Deep drainage works.

The Solution
Daily liaison with the occupiers of neighbouring buildings.
Specialist Deep Drilling and Grouting of the underground cavities.
Regular design team meetings to ensure clients objectives were satisfied and to recover 3 week delay.
Daily project programming to monitor and ensure completion date was achieved.
Heavy civils earthwork support systems used to aid drainage and attenuation installation, and to ensure works carried out in the safest possible way.

Healthcare Construction Worksop

The Project

The Pacy and Wheatley Healthcare Construction development project was managed over three phases to minimise disruption to services offered to patients and staff. The initial phase consisted of remodelling office space and toilet facilities to form a new resuscitation room. The main body of works (Phase 2) was transforming the existing ambulance bay area, main entrance and external canopy into a new larger waiting area and reception including two “See & Treat” rooms.

Phase 4 completed February 2012 was a refurbishment of the “blue light corridor” and entrance and the construction of a new ambulance bay canopy.

The Challenge

Budget restrictions demanded we work closely with both the client and architect to ensure the project was viable. The given programme period was extremely tight in order to achieve the improvements to the main Accident and Emergency waiting and service areas prior to the Christmas period. To work in an operational hospital with site compound and site working area within the blue light route, whilst minimising any disruption to staff, patients and operation of the facilities.

The Solution

Value engineering between our project team, the architect and client during the pre-commencement period ensured the project could continue within the required budget. Pacy and Wheatley Construction's input to re-specify alternative materials and methods allowed minimal impact on the overall look, purpose and service improvements of the project. A close liaison with the hospital to agree out of hours working and the flexibility offered by our own site team & contractors allowed a successfull hand over of the new waiting area and satellite facilities, prior to the Christmas holiday period. The foreseen problems envisaged by working in such close proximity to patients whilst works were carried out in the new waiting area were mitigated by employing diligent operatives and contractors, all of whom were familiar with working in a clinical working environment. Due care and attention was paid to ensure the hospital would continue to operate around the ongoing improvements. Contractors and suppliers worked with us to ensure that the blue light route, (the only access road to the site from the compound), was left clear for emergency ambulance traffic at all times.

Key Achievements

Delivering improvements to the service within budget allowances and on time. Working with the design team and client to consider alternative products and methods of construction ensured the scheme went ahead within the required budget. Well managed site resulted in zero reportable accidents. We successfully presented our client with a high standard of finish despite the tight programme. This was achieved by good site management, conscientious contractors and flexible working hours to ensure standards were maintained.

Education Construction Doncaster, McAuley Catholic School

The Project

Pacy and Wheatley Eductional Construction project works consisted of the construction of a new sixth form block principally built of traditional cavity-wall construction, steel frame, Architectural Curtain walling, profile steel roof, pre-cast concrete suspended floors, fittings and fixtures and associated services and installations together with external works, drainage and services.

Also included in the build was a full commercial catering facility.

The Challenge

• Working within the grounds of a fully occupied and busy High School.
