The Project

Pacy and Wheatley Healthcare Construction project included the demolition of the existing home and removal of services with the construction of a new, timber framed six bed care home. The project was specifically designed to meet the needs of people with Huntington’s disease incorporating specialist hoists throughout, a passenger lift to all residential floors and a sensory garden to the rear of the property.

The project was built on a busy residential road in close proximity to neighbours at both sides of the site boundaries.

The Challenge

It was crucial to develop a good relationship with neighbours to ensure no issues arose during either the demolition or the construction process. Safe and considerate erection of the scaffold presented particular challenges and the proximity of one neighbour prevented the use of timber frame method of construction. Close communication with the local highway authority was required to allow site lifting operations and large deliveries.

The Solution

The demolition process was undertaken with extreme care involving areas that required manual removal to mitigate risk. An element of the scaffold had to be cantilevered over the neighbour’s garage with full debris netting protection provided.

A late design change required one elevation to be constructed using a toe foundation from the raft slab with a traditional block and brick cavity wall built overhead. Pacy & Wheatley construction worked closely with the engineers to resolve this problem.

A close relationship was formed with the project manager for the highways authority,.enabling temporary lane closures for crane lifts and large deliveries to be accomplished without issues.

An end product with a high standard of workmanship and quality, handed back to our client on time.

The end product, in spite of the difficult nature of the site and numerous problems presented, was a great achievement for the site team and all contractors involved. Working closely with the design team to quickly resolve any issues that arose and nullifying delays to the project completion.

Residential Construction | Sheffield

The Project

Pacy and Wheatley Residential Construction project involved a two phase construction of 45 individual apartments of 4 and 5 storey construction, including the provision of basement car parking, suspended external courtyards and green roof areas. The scheme is generally constructed of in-situ waterproof concrete retaining walls, steel frame, load bearing masonry,
curtain walling, precast concrete floors with a timber framed 4th floor, complemented by floating balconies to each floor and elevation.

The Challenge

Removal and replacement of existing highway retaining wall , sectional reconstruction of reinforced cast in-situ waterproof concrete.
Site logistics and constraints were extreme with tower cranes and goods hoists being the only option,
To achieve “code for sustainable homes level 3” for each phase
To achieve compliance under Considerate Contractors scheme
To regain four weeks lost time due to severe winter of 2010 / 2011
To complete to programme or improve upon
To achieve early completion and maximise client revenue

The Solution

Careful selection of sub contractors to ensure the highest standards were achieved.
Regular design team meetings to ensure client’s objectives were satisfied and maximise value engineering process.
Timber frame construction to 4th floor for speed and ease of erection.
Use of exhaust air heat pumps to each apartment.
Arranged frequent site visits for Sheffield University BSc.
Construction Management students to allow them to use the project for live case study.
Close monitoring and management of carbon foot print of the site against targets.
Phasing of the project to ease pressure from site constraints.

Old Waste Land Gets Major Face | New Super AB1 Care Facility Opens On Time

    

The Project

Pacy and Wheatley Healthcare Design and Build Construction at the Summerfield drive project was to create a 14 bed ABI care facility with ensuites and small kitchens to eachapartment. A separate dayroom, kitchen diner and sensory activity rooms. Set on a corner plot, the centre has a central welcome area, feature staircase and two wings to either side with large gardens. Full landscaping and patio to the rear and car parking areas to the front set in a depressed suburb of leeds.
The building included a day care facility which more able people could attend for coffee mornings to assist in community integration.
Pacy & Wheatley were commissioned for the project which at the time was Paragon’s largest development.
Project consisted of timber frame construction clad with both brick and render and art stone features set within the works.
Programme set by the client 32 weeks.

The Challenge

Move quickly on design drawings to allow immediate start on site.
The build was set on a constrained corner plot adjacent to a school entrance and shopping facility.
Maintain zero reportable accidents.
Ensure all neighbouring businesses,schools and residents are aware of the project commencing and the dangers of construction sites.
Build relationships with an apprehensive neighbourhood.
Bring in first class product to timescale and budget.

The Solution

Design team meetings were held twice weekly with each element prior to start to allow construction to commence; this was acheived in 2 weeks.
Due to the location of the site with adjacent school, shops and residents, communication with all parties was vital. This was achieved with letters and personal visits advising neighbours of the nature of the project and possible noise and dangers.
Traffic management documents were compiled and issued to supply chain and site management weekly. Team organisational meetings arranged deliveries out of busy school times and helped reduce interface with the public.
Storage space being at a premium, good supply chain management was imperative. Site management assisted with a JIT approach and sensible storage of materials at point of use.
H&S management allowed us to acheive zero reportable accidents.
The project was phased to combat the short programme allowing timely contiuation of trades.
As the project moved out of the ground an extra site manager was introduced to assist and ensure quality procedures were being employed in line with our ISO9001 standard.
Cost planning and regular financial statements were issued to the client ensuring forcasts for the final account were in line with budget and fully understood.

Produced a first class product which secured further projects from this valuable client.

Retail and Leisure Construction | Cambridgeshire | Costa Coffee

The Project

Contracted and working with a respected local Doncaster Based Interior and Shop Fit contractor – Oakwood Contracts Ltd, we were appointed to completed the design, construct and fit out a new road site Costa Coffee retail unit in just 12 weeks. The project involved a full new build operation and requirements to construct additional car parking spaces. The build specification involved pad and strip foundations, structural steelwork, curved aluminium standing seam roof, cladded walls with aluminium curtain walling. All new incoming services and drainage was provided.

The Challenge

Being on the site of a current KFC Drive through restaurant presented space and logistical issues on a very constrained site with limited access for deliveries and parking.

Delivering the project with minimum disruption to the KFC business activity

The construction time line of 12 weeks.

The Solution

Early involvement in the design process and procurement to ensure all elements of the build considered the site restrictions and program for a best fit outcome.

Working closely with the client, Restaurant Regional/site Managers and professional team created a shared team approach where all inputs where valued. A collaborative and transparent approach was adopted which resulted in added value to the scheme though gains in Quality, Program and delivery management time.

Key site disruption activities such as excavation and deliveries were carried out early in the mornings to avoid busy restaurant opening hours.

The project was delivered on programme to the highest quality and coffee was being served to the public 10 minutes after the successful handover meeting.

Residential Construction | Doncaster

The Project

Pacy and Wheatley Residential Construction scope of works was to sub-divide the grade II listed building into two individual and luxury dwellings. The properties were to be re-named the “Brew House” and “Laundry House” to create a time capsule of the history of the

building’s former use.

Works included the full restoration and remodelling of the building including renovation of sash windows, full M&E installations, render repairs, replacement of feature windows, all to the highest standards and of a vernacular and historic style

The Challenge

Working on a rural and extremely constrained site with a high security risk due to its isolated location.

Sensitive renewal of mechanical and electrical services throughout the historic building and envelope.

Preservation of existing renders, reinstatement stone floors above newly installed under floor heating.

Formation of a bespoke spiral staircase over three floors built within a replica traditional beer vat to portray the former brewery.

The Solution

Careful selection of sub contractors to ensure the highest standards were achieved.

In the absence of any project architect, fortnightly meetings with the client and contract administrators were essential. Pacy and Wheatley Construction's Design and Build expertise assisted to provide the client and client’s agent with quick and cost effective solutions as issues arose.

Liaison and excellent relationships with the Brodsworth Estate staff were of highest priority.

KFC | Gainsborough | New Build

The Project

Appointed as Main Contractor by a UK leading KFC franchisee to construct another addition to the largest Quick Service Restaurant chain in the world - KFC, constructing a new KFC and Drive-Thru to an innovative design, in the heart of the redevelopment area of Gainsborough Town Centre

The site occupies the grounds and premise of the old Courthouse on Roseway, and Phase 1 of the works included the Demolition of the Old Courthouse which was a reinforced concrete structure. Phase 1 of the works (demolition) has already been completed by others

Phase 2 of Work involved the construction of a large single story retail unit which will now operate as a KFC with Drive thru. The building was constructed and the building process was managed by using modern methods of construction and it includes a steel frame with King span composite paneling, brick work and feature facetted glazed curtain wall cladding arrangements.
Due to previous demolition works on site foundations are driven concrete piles with reinforced ground beams. Works did also include making a new site entrance and both soft and hard landscaping to follow.
The project commenced August 2013 and was completed February 2014.

The Challenge

Overcoming made ground conditions and hidden RC Concrete underground obstructions as the works progress from the building to externals.

Ensuring the protection and safety of public at all times, as the site was bounded by pedestrian walkways.

Maintaining control of safe traffic management into and off site

Deep Drainage connections into areas of 4 way traffic.

Healthcare Construction | Leeds

The Project

Pacy and Wheatley Healthcare Construction project commenced on this prominent building that stood on a large raised site overlooking local amenities, consisted of an eight bed care facility with separate annex of two self contained units suitable for more able residents. The site backed on to beautiful woodland areas which were highlighted and open. The facility enjoyed lounge areas, kitchen dining room and specialist sensory area for relaxation. The terrace area was constructed to provide a peaceful retreat for residents to enjoy, complete with discrete systems to comply with the CSCI regulations. The front of the building was carefully landscaped around the large sloping car park with secure fencing to enclose the rear. The project is an OSC timber frame building clad with brick, render and art stone ensuring clean lines and pleasing aesthetics.

The Challenge

To produce a first class zero defects product for a valued client. Dealing with surface water run off from the higher forested ground to the rear. To complete the project on time and on budget. Battle with continued heavy snowfall throughout the build period. Ensure minimum disruption to local businesses and neighbours. Enable compliance with CSCI regulations and achieve an air test under 5.0.

The Solution

Utilise competent in house staff for the project who have a previous relationship with the client. Due to the inclement weather conditions, all efforts were put into getting as much groundworks completed at an early stage of the scheme. It was also imperative to ensure the timber frame was erected and sealed as soon as possible to ensure works could continue internally.

Key Achievements

Air permeability test achieved a very presentable 3.19. Arboriculture protection requirements were upheld fully on a very tight site. Our client was presented with a high standard of finish giving patients comfortable surroundings from the improved services. Working closely with flexible, local contractors to ensure the phased handovers were successfully completed.
